Grounds & Drainage
We inspect the grounds around the house for proper grading to ensure water drainage away from the house. We also check for grading that is improperly sloped towards the house or that is too high or too low.
Foundation
We inspect the foundation at the exterior and interior for settling, cracking, voids, and other issues. These are areas where water can enter the house and major issues could indicate a drainage or erosion problem where the soil is shifting.
Exterior
We inspect the exterior siding, flashing, windows, doors, trim, stairs, and decks for damaged components, items that are improperly installed, and other deficiencies.
Garage
We inspect the garage door and the garage door opener for functionality, proper installation, and for damaged components. We also inspect the fire separation between the garage and the house at the walls, ceilings, and door that leads into the house.
Roofing
We inspect the roofing by walking on the roof when it is safe to do so. This gives us the best view of the roofing material, roof vents, flashing, chimney, etc. We report any missing or damaged roofing, improperly installed roofing/flashing, and gaps where water can enter the attic.
Chimney & Fireplace
We inspect the chimney at the roof for loose bricks, cracked/damaged components such as the crown and chase, and gaps in the flashing. We also check the readily visible areas of the interior fireplace for damage and other issues.
Attic & Ventilation
We inspect the attic insulation, structure, ventilation, and other components. We make note of inadequate ventilation or insulation and any other issues as seen from the attic.
Crawlspace
We inspect the readily accessible areas of the crawlspace for leaks, damaged structural components, improper or unstable supports, water intrusion, foundation issues, and the overall condition of the crawlspace.
Interior
We inspect the interior walls, ceiling, floors, doors, and windows for damage, cracking, water intrusion, non-functioning components, etc. and report on items that are in need of repair.
Structure
We inspect the structural components of the house that are visible including studs, joists, sub flooring, and framing. We report on issues such as unstable supports, improperly modified areas of the structure, and any other structural issues.
Appliances
We operate and inspect the kitchen appliances for functionality and report on any issues such as damage, leaks, or non-functional components.
Plumbing
We check each plumbing fixture by running the water or operating the faucets, toilets, tubs, showers, and other fixtures. We check for leaks and proper drainage. We also report on plumbing that is outdated or known to have issues. We also inspect the plumbing that is part of the gas utility system.
Water Heater
We inspect the water heater for issues such as leaks, loose or damaged components, improperly installed components, and the age of the unit.
Electrical
We check all of the electrical fixtures including outlets, switches, lights, and safety detectors. We make note of any improper installations or wiring issues. We also inspect the electrical panel for issues with the breakers, wiring, etc.
Heating & Cooling
We operate and inspect the heating and cooling components in the house. We take temperature readings to ensure proper function. We make note of any issues such as damaged components or non-functioning units.
